CMBS Loans for Commercial Real Estate and Flagged Hotels
In today’s commercial real estate market there are a few options to finance properties with one of them being a CMBS loan. CMBS stands for “Commercial Mortgage Backed Securities”. It is a type of mortgage-backed security backed by commercial properties that are “securitized” into a pool, and then transferred to a trust. The trust issues a series of bonds that are sold to investors. These loans are almost always issued by Wall Street investment banks like Goldman Sachs etc. The benefits from a borrowers perspective is a very low interest rate, non-recourse debt, with fixed term up to 10 years with 30 year amortizations with the ability to cash out. There are only a few investment banks offering these since the crash of 2008 and we have long standing relationships with all of them acting as correspondents for them. Sponsors or principles requesting financing should have a net worth equal to or greater than the amount of financing requested with at least 10% liquidity.
